15 Necco

In partnership with Alexandria Real Estate Equities, National Development delivered a 360,000 SF life science building in Boston’s Fort Point neighborhood. The office and lab space is fully leased to pharmaceutical leader Eli Lilly and Co. for its Lilly Institute for Genetic Medicine. Overlooking Fort Point Channel and the Harborwalk, the property is designed to engage the community with a publicly accessible lobby, shared work lounge and touchdown space, and a street-level café. The lounge also hosts a rotating art program curated by ArtLifting, a nonprofit that showcases the work of artists with disabilities. Tenants additionally benefit from a private rooftop terrace with sweeping waterfront views.

Designed with resilience and sustainability at its core, 15 Necco integrates geothermal heating and cooling, photovoltaic solar panels, and stormwater harvesting. To further protect against flooding, the building incorporates elevated site design, seat walls, self-closing flood barriers, watertight wall penetrations, and a continuous 12-inch curb. These measures, along with its energy efficiency systems, helped the project achieve LEED Platinum certification—the highest standard of sustainable building performance.
